Waterside Shops in Naples: New Stores and Restaurants

October 22, 2026

Häagen-Dazs served ice cream on the eastern edge of Waterside Shops for 25 years. It closed at the end of May. Brio Italian Grille spent 20 years on the mall's northern end and closed April 12. Barnes & Noble spent more than 30 years in the two-story building at U.S. 41 and Seagate Drive before moving about a mile south to Park Shore Plaza.

As those spaces turn over, three major restaurants are coming to the shopping center across Seagate Drive from Pelican Bay. One is open now, and two more are under construction at the north end of the property. Waterside is turning into a place to go for dinner.

The southwest corner opened first

Eddie V's Prime Seafood opened June 7 in a former bank office at the corner of Seagate Drive and Myra Janco Daniels Boulevard. The building was heavily renovated and now has 9,991 square feet of space. The address is 765 Seagate Drive. It's the first Southwest Florida location for this Darden Restaurants brand and its sixth in Florida.

If you've had dinner at The Capital Grille, you already know one Darden steakhouse. That one has been in North Naples since 2008. Naples Press explained the difference as Darden puts it: The Capital Grille is a classic chophouse with the feel of a private club, and Eddie V's leans toward seafood, with live jazz and a busier lounge. According to Gulfshore Business, there's live jazz every night in the V Lounge. The restaurant's own location page lists dinner, happy hour, patio seating and live music, and you can book a table there.

The north end is still behind construction walls

Eddie V's is the only one of the three that's open. The other two will be on the opposite side of the property, and they're further from finished.

Buck & Rider is going into the old Brio space at 5505 Tamiami Trail N. The 7,617-square-foot unit is barricaded while it's rebuilt for a menu of locally sourced seafood plus seafood brought in from around the world. The restaurant comes from Scottsdale, Arizona, and this will be its first location outside the Southwest. The opening date depends on who you ask. In its summer report, Gulfshore Business put the target at early 2027. The Buck & Rider Naples page still says late 2026. I'd plan on early 2027 and treat anything sooner as a bonus.

RH Naples is the biggest project on the property. Naples-based DeAngelis Diamond is building a Restoration Hardware campus of nearly 30,000 square feet where Nordstrom stood until it closed in 2020. Landscaped walkways will connect the furniture galleries to a restaurant in a central glass atrium. According to WhatNow, the plan calls for six galleries and a 174-seat restaurant and wine bar. On October 10, its report still put the opening at late 2026, with no exact date. Waterside's announcement gives the address as 5489 Tamiami Trail N.

Once both are open, Waterside's three big new restaurants will cover three corners of the property. The southwest one is the only one serving right now.

Every move freed up another space

The shops are changing in a chain. Each departure or move empties a space, and Waterside then splits that space up or combines it with a neighbor for a new tenant.

It started with the Barnes & Noble building. Pottery Barn and Williams Sonoma opened there together in January. That left both of their old spaces inside the mall empty, and Waterside could fill them with several smaller stores. Here's where those spaces, and a few others, ended up:

Follows Omega's move

The square footage tells you how the space is being used. Dior used to be a store within Saks Fifth Avenue. Its new boutique is 6,000 square feet. Anthropologie is moving into 8,500 square feet. Love Shack Fancy will take two former storefronts and combine them into one 1,356-square-foot suite.

Omega is moving twice. It's open now in a temporary boutique near True Food Kitchen and Lilly Pulitzer. Its permanent store at 5555 Tamiami Trail N., Suite 15, near Santa Fe Café, is expected sometime between late 2026 and early 2027.

The owner has been open about the goal. When Buck & Rider was announced, Nate Forbes, managing partner of The Forbes Company, told Gulfshore Business that the company is dedicated to "bringing first-to-market and best-in-class shopping and dining to this region." In his spring column, Tim Aten of Gulfshore Business described a wrap on an empty storefront that read "Something stunning is in store."

Anthropologie is in the middle of its move

Anthropologie is the shift you'll notice this week. It's leaving its big space near the northern edge of the mall for a new one near Sephora at 5475-1 Tamiami Trail N. The two sources don't agree on the timing. Waterside said the old store would close starting Monday, October 19. WhatNow reported a closing date of October 18 and a planned reopening on November 18. Waterside hasn't announced a firm reopening date yet, so the store may be dark for about a month.

Its old space is the next one to watch. Back in the spring, Gulfshore Business reported it could be divided into three new retail units. No tenants have been named.

Where the old favorites went

Some longtime stops left Waterside but are still close by:

  • Barnes & Noble is now at Park Shore Plaza, about a mile south.
  • Häagen-Dazs is still open at Coastland Center. The owner who ran the Waterside franchise also runs that store.
  • Pottery Barn and Williams Sonoma are still at Waterside, sharing the freestanding two-story building on the northwest corner of U.S. 41 and Seagate Drive.

What's coming, in order

Here are the remaining openings, earliest first. Each date is the stated target, not a confirmed opening day:

  1. Anthropologie reopens near Sephora. WhatNow reported a planned November 18 reopening.
  2. Piranesi, fine jewelry across from Dior. Target: fall 2026.
  3. Love Shack Fancy on the mall's eastern edge. Target: Holiday 2026.
  4. Peter Millar in the former White House Black Market space. Target: late 2026.
  5. RH Naples on the former Nordstrom site. Target: late 2026.
  6. Omega's permanent boutique, near Santa Fe Café. Target: late 2026 or early 2027, with Van Cleef & Arpels moving into Omega's original space afterward.
  7. TWP near Tory Burch at 5455-7 Tamiami Trail N. Target: early 2027.
  8. Buck & Rider in the former Brio space. Target: early 2027, per Gulfshore Business.

Vuori is already open next to Sephora at 5475-7 Tamiami Trail N. So is the Dior boutique. The Waterside Shops events page lists store events and promotions as they're scheduled.
